Once a concept is created the next step is to determine if the project is viable. Viability is measured by three key considerations; market analysis, financial feasibility and site analysis. It is in these three disciplines that American Land Development's expertise plays a crucial role. Backed by twenty years of experience we have the ability to analyze potential projects in a timely and accurate manner. Identifying the true viability and potential of a parcel of land is what takes a project from a concept to a reality.

American Land Development - Design StageThe next step in the Land Development Process is to take the initial concept and turn it into a definitive plan. The overall goal is to design a project that is in balance with environmental needs, state/local government requirements as well as meet the expectations of the community.

Incorporated into the design of a project are proposed product type, lot sizes and density, infrastructure, road systems, recreational and open spaces, landscape design as well as other amenities. Sound planning and design are vital to the successful development of a parcel of land. A project must meet the needs and requirements of all stakeholders involved in order for it to be marketable, saleable and ultimately reinforce American Land Development’s commitment to creating the highest quality communities.

American Land Development - Approval StageThe process of obtaining entitlements and approvals from local and state governing authorities is difficult and has become increasingly more complex in recent years. This is due in part to increased awareness of environmental concerns, more rigorous review process by public agencies and the general public concerns of growth.

During this stage of the Land Development Process the proposed plan for a project is brought before local planning and zoning authorities, utility and service providers, state and federal government agencies as well as the local community. The proposed plan is thoroughly reviewed and critiqued before approval is granted. Each project is independent in nature and has its own unique concerns and obsticals. American Land Development uses their knowledge of the entitlement process to navigate a project through this stage effectively and efficiently.
